There are two types of liens that are under the statutory category.

  1. Mechanic’s liens which consist of a lien that arises when a mechanic or contractor works on a property but does not receive compensation. The person who performs the work then has a vested interest in the property and will receive payment through a portion of the proceeds made upon sale. This type of lien can setback or stop the sale of property if the debt is not taken care of.
  2. Tax liens which consist of liens placed on property if the owner fails to pay taxes. Any level—local, state or federal—can place a lien on a property for this reason.
